Where do you invest?

We invest where the Board of Director of the fund decides. GLOBAL PORTFOLIO with a proven international real estate knowledge, only advices the fund in what countries and which kind of property or projects it considers an ‘excellent” opportunity to invest in, presenting a wide range of suggestions. Our company does not have any created interest in any property or development, assuring the fund total transparency in the investment.

What investment security do we offer?

1. DIVIRSIFICATION: GLOBAL PORTFOLIO invests in different sectors or countries, and in different real estate sectors. We currently are considering as prime investment sectors, Panama, Dominican Republic, Colombia, Costa Rica, New York etc. and in selected type of investment such as office space, commercial property, residential, and retirement communities.

2. LEGAL EXPERTISE: The shareholders agreement and our statutes are obligated to use the services of the most internationally known local Attorneys, as well as accounting firms that meet our high standards.

3. FINANCIAL SECURITY: Also our statutes are designed in such a way that only International known banks and escrow agents are authorized to handle any funds from the GLOBAL PORTFOLIO. In such a way we guarantee that proper supervision is given to deliver the funds in accordance with the builders and sellers offering plan.

4. REAL ESTATE SECURITY: All the properties and developments chosen by GLOBAL PORTFOLIO must meet our very strict standards of investors security.

3. The developer will only be considered after a thorough analysis of a sound and successful track record as well as a solid financial solvency.

What is the legal structure protecting the investors?

A unique shareholders agreement prepared by the most prestigious local law firms, regulating (a) the terms and conditions of the financial investment, (b) the protection of each shareholder, (c) the rules for an orderly and unanimous decision making progress, and (d) the successful disposition of the properties in order to achieve promptly your return of the invested capital plus the share of profits. This document guarantees the safety of each shareholder and transparency in all the transactions.

How long do you estimate the return on the invested capital?

The acquisition of the properties are generally made on the so called “zero hour” (Pre-construction stage), just days before the project comes out for sale or in other instances when we can identify ¨the opportunity moment¨. Once purchased generally there is a maximum period of 36 months from the moment construction begins, the property delivered, and thereafter resold or when the market has regained a good resale momentum.

What is my expected return in a three year period?

GLOBAL PORTFOLIO can only guarantee a solid diversified real estate portfolio. In our ¨benefits¨ page we supply you with a simple scenario for you to make your own assumptions. Follow the chart instructions and insert the possible percentage that you anticipate the properties can appreciate ( i.e example 20%, 26%, 30% etc. in a 3 year period). What is the cost of becoming a member of the investors group?

It is totally free. GLOBAL PORTFOLIO exclusively performs the services of a licensed real-estate Broker or transaction Agent, deriving its income from the usual and customary commission developers pay their brokers.
